Speer's Crossing architectural covenants honor our past while ensuring the future investment of the nearly 200 homes in the community's master plan.

•With large wooded lots on gently rolling terrain the builder/owner is encouraged to save and protect trees on his lot.

•Property Owners Association
 
•Over 12 acres of dedicated green space, common areas and recreation areas.

•One mile trail system through all of the green space/common areas.

•Unified signage and mailbox designs.

•Architecturally rendered and landscaped entries with signature clock tower and covered bridge.

Architectural review and approval required for all new home construction.

Setbacks: Phase I has 30’ front, 30’ rear, 8’ side (25’ side on corner lot) setbacks.  Phases II, III and IV have 25’ front and rear setbacks. 

Minimum conditioned square footage Phase I (2000 sf), Phase II (2200 sf), Phase III (2400 sf), Phase IV (2800 sf).

Side and rear entry garages or parking court plans are required.  No front entry garages allowed unless specifically approved by architectural review.

House plans and facades should exhibit historical stylings in the design.

Landscape plans are required for approval.

Shade trees are required in the front yards of lots without existing trees.  Minimum required 8’–10’ tall oak, ash, poplar, elm, maple or similar large growing tree.

Roof is to be asphalt shingle, minimum architectural grade or better, colors are subject to review and approval, no red or green roofs.  The main roof structure of each house must have a 9:12 minimum pitch or greater, front and sides.

Brick of the same color and type may not be repeated on houses adjacent to one another.

No vinyl or metal siding, eave, soffit or frieze board is allowed.

Chimney must be finished in stucco or masonry.  No siding covered chimneys are allowed.

Sidewalks are required along all street frontages bordering a lot.  They shall be 48 inches wide of light broom finish concrete.  Details are available from the Developer.

Mailboxes are of one design designated by the developer.  No deviations are allowed.  A current source is Custom Creations, Pearl, MS (601)936-7779.

Out buildings are strictly regulated and are subject to architectural review.  They must be constructed of materials and colors to match the main house.  This includes playhouses.  As of May 2006 small prefab storage buildings are not allowed in Speer’s Crossing. Architectural review required.

Home additions, decks, arbors, porches, gazebos, garden structures, swimming pools, large landscaping projects, statuary or other improvements which can be seen from the street or other lots are subject to Architectural review.

Dog pens are strictly regulated.  They must be hidden from view from the street and other homes or lots. Architectural review required.

Fences are strictly regulated.  Only certain styles are allowed.  Minimum standard privacy fence is a “4x4 Good Neighbor Fence” with treated posts and cedar or cypress frame and boards.  Details are available from the Developer.  No chain link fencing is allowed.  Architectural review is required for all fencing.

Walks and drives - Builders/owners are encouraged not to use washed aggregate on walks and drives.  Broom finish concrete is preferred.  Brick or stone insets, patterned concrete, and stained and scored concrete are some examples of allowed paving upgrades.

Tree removal – All trees at existing homes are subject to Architectural review before they can be removed.

Grading and drainage – Architectural review must approve any proposed changes in the grading and drainage of a homeowner’s yard.  The homeowner may not adversely impact an adjoining neighbor or common area with alteration of drainage pattern.
